A US-based buyer approached Living Italy after two previous attempts to purchase property in Italy — both unsuccessful. The first transaction collapsed at the due diligence stage due to unresolved cadastral irregularities. The second stalled at contract stage when the buyer, unable to travel to Italy, had no mechanism in place to execute documents remotely. With Living Italy’s full advisory structure in place, the third transaction was completed remotely via Procura Speciale. The team combines expertise across international real estate, Italian property law, tax residency structuring, and architectural restoration. Legal and fiscal advisory is provided in direct coordination with MG Law Firm (mglawfirm.it), an integrated partner specialising in Italian real estate law, international tax, and immigration. Partner agencies benefit from the same legal infrastructure used by institutional clients and family offices operating in Italy. Restoration and project management is led by Mariangela Avola, head of the Restoration & Project Management division, with direct experience across historic properties, borghi restoration, and heritage-listed assets throughout Sicily and Southern Italy.
