The gap in the market
Our property management service covers the full lifecycle of ownership
Foreign investors — especially from the United States — do not buy Italian property the way Italians do. They search on Google and AI assistants. They compare Italy to Spain, Portugal, Greece. They have questions about the Notaio, the compromesso, the codice fiscale. They want a buyer’s agent who sits on their side of the table. Standard Italian agencies are not equipped to manage this process. The language barrier is one element. The legal complexity is another. The cultural gap is a third. Living Italy fills that gap — and we do it in partnership with you.
What Does a Partnership with Living Italy Mean?
You provide the inventory
We market your listings — selectively — to our international network: US and UK buyers, family offices, HNWI investors, and relocation clients. We work with agencies whose portfolio aligns with what international buyers are actively seeking: historic properties and borghi in Sicily, Puglia, Tuscany; luxury villas on Lake Como; investment-grade assets in Rome and Florence; renovation opportunities; rural estates for hospitality conversion.
End‑to‑end advisory
Once a buyer is engaged, Living Italy manages the full advisory layer: buyer qualification and financial verification, legal due diligence with MG Law Firm, bilingual documentation and contract review, notary coordination and rogito preparation, tax residency and fiscal code setup, Power of Attorney management for remote buyers. Your agency closes the deal. We make sure the deal closes.
Where we partner
Who Is This For? Target Regions and Property Types
We are actively seeking agency partners in the following territories:
| Region | Priority Property Profile |
|---|---|
| Sicily | Historic estates, borghi, trulli-style rural properties, coastal villas. High demand from US buyers under the Borghi Collection and Living Sicily programs. |
| Puglia | Masserie, trulli, olive estates. Strong interest from UK, Dutch, and Scandinavian buyers. Ostuni and Lecce are priority zones. |
| Tuscany | Farmhouses (case coloniche), wine estates, agriturismo. Core market for US and Canadian buyers. Val d’Orcia and Chianti corridors are in high demand. |
| Lake Como | Lakefront villas, period residences. HNWI profile. Strong interest from US, UAE, and Northern European investors. |
| Rome | Investment-grade residential, period apartments, institutional assets. Relevant for SPV and corporate vehicle structuring. |
How it works
How Does the Commercial Model Work?
Living Italy operates on a co-brokerage model. Details are agreed on a case-by-case basis depending on the transaction structure and property type. The framework is straightforward:
→ No exclusivity required on your listings
→No upfront cost to join the network
→Commission structure defined per transaction at the point of engagement
→Living Italy manages the buyer relationship from first contact to rogito
→Your agency retains full control of the property and the seller relationship
What Sets Living Italy Apart from Other Cross-Border Platforms?
Most platforms that claim to connect Italian agencies with foreign buyers are lead aggregators. They send you a name and a phone number. You manage the rest. Living Italy is a full-service buyer advisory firm. We hold the buyer’s hand from the first search query to the final notarial deed. Our integrated model includes:

Case Study: Why Structured Advisory Makes the Difference
A US-based buyer approached Living Italy after two previous attempts to purchase property in Italy — both unsuccessful. The first transaction collapsed at the due diligence stage due to unresolved cadastral irregularities. The second stalled at contract stage when the buyer, unable to travel to Italy, had no mechanism in place to execute documents remotely. With Living Italy’s full advisory structure in place, the third transaction was completed remotely via Procura Speciale. Legal due diligence, codice fiscale setup, bilingual contract review, and Notary coordination were managed end to end. The partner agency handled only the property and the seller relationship. The deal closed. This is the difference a structured advisory system makes.
