For acquisitions above €1–1.5M, or for investors planning multiple properties, development activity or structured rental income, buying through an Italian SRL (the equivalent of a US LLC) is strongly advisable:

Italy's Flat Tax Regime for New Residents

he Flat Tax Regime (Art. 24-bis, Italian Tax Code) lets HNWIs cover all foreign-sourced income — dividends, capital gains, business income, foreign salaries — with a fixed annual substitute tax, regardless of amount:

  • €300,000/year for the primary applicant
  • €50,000/year for each additional family member

(Figures applicable to elections from 2026.) The regime lasts up to 15 years. Eligibility: any individual not resident in Italy for tax purposes for at least 9 of the prior 10 years — most often American, British, Canadian and Australian HNWIs. Italian-sourced income (including Italian rental income) is taxed separately under standard progressive rates.
